New Assured Periodic Tenancy agreements (APT's) Signed on or after 1st May 2026 in line with the Tenant Fees Act 2019 and Renters' Rights Act 2025
Holding Deposit (per tenancy) — One week’s rent.
This is to reserve a property. This will be offset against the tenancy deposit, as agreed.
Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Tenancy Deposit (per tenancy)
Security/Tenancy Deposit (per tenancy. Rent under £50,000 per year) — Five weeks’ rent.
Security/Tenancy Deposit (per tenancy. Rent of £50,000 or over per year) — Six weeks’ rent.
The tenancy deposit covers damages or defaults on the part of the tenant during the tenancy and will be protected in a government-authorised tenancy deposit scheme. Properties with an annual rent of £100,000 are not covered by the Tenant Fees Act.
Initial Rent payment request
Initial Rent is payable following the signing and execution of the tenancy agreement and in accordance with the agreed tenancy terms. Thereafter, rent will be due, in advance, monthly on the 1st day of each month. For tenancies entered into or after 1st May 2026 no more than one month's rent may be requested in advance.
Unpaid Rent
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s)
Tenants are liable for the actual cost of replacing any lost keys or security devices. If the loss results in locks needing to be changed, or replacement security devices being issued, the tenant will be charged the reasonable cost of a locksmith or security engineer, new lock and replacement keys/devices for all relevant parties.
Variation of Contract (Tenant’s Request) — £50 (inc. VAT) per agreed variation.
To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request) — £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.
To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant’s Request)
If the tenant wishes to end the tenancy early (including where less than the required notice period is given), they will be liable for the landlord's reasonable costs. Under an Assured Periodic Tenancy, then the landlord can charge a fee if the tenant does not give the correct amount of notice. The usual amount of of notice is two months. The landlord can charge up to the amount of rent they would have received if the tenant had given the correct amount of notice.
